E-2 has a westerly <br />parking lot that is setback 20 ft, from the 5th Ave. right-of-way. Having lesser <br />setbacks at the comers of Co. Rd. E-2 and 5th Ave. and at 2nd St. and 5th Ave. <br />with larger setbacks in between, creates a symmetrical greenway along 5th Ave. <br /> <br />The 24 ft. wide driveway easement located over the easterly parking lot needs to be <br />moved to the east to align with the drive aisles. US Tire has agreed to the <br />realignment of the easement. <br /> <br />The Planning Commission reviewed the application and recommends approval. <br /> <br />Samuelson noted a concern regarding parking requirements. Mattila researched <br />other neighboring facilities' parking arrangements and found the Accurate plan is <br />very similar to other office/warehouse facilities and is found to be adequate. <br /> <br />Motion by Williams, seconded by Gunderman, to WAIVE THE READING AND <br />AOOPf THE RESOLUTION APPROVING VN-296 AND LP-286, SUBJECT <br />TO THE FOLLOWING CONDmONS: <br />1. APPROVAL OF GRADINGIDRAINAGE PLAN BY CITY ENGINEER <br />2. REPLACE ASH TREES PROPOSED FOR THE 5TH AVENUE <br />BOULEVARD WITH LINDEN OR HACKBERRY TREES. <br />3. REWCATE DRIVEWAY EASEMENT OVER THE EASI' PARKING <br />WT SO IT ALIGNS WITH THE PROPOSED DRIVE AISLE. <br />4. FURNISH A LETTER OF CREDIT IN THE AMOUNT OF 100% OF <br />THE FSfIMATED COST TO INSTALL CURBINGS, PAVING, AND <br />LANDSCAPING IF THE BUILDING IS TO BE OCCUPIED PRIOR <br />TO THESE SITE IMPROVEMENTS BEING INSTALLED. <br />5.
