<br />I <br /> <br />I <br /> <br />I <br /> <br />Council Meeting Minutes <br />June 25, 1991 <br /> <br />Page 3 <br /> <br />Public Hearing. continued <br /> <br />Charlie LeFevere, City Attorney, inquired whether the City Code dictated a <br />project's completion within a specific time after ordering improvement. <br />Proper said the long Lake Road Reconstruction Project contract was let <br />more than a year after ordering improvement. Benke requested temporary <br />deferral so that LeFevere can investigate and report back to Council. <br /> <br />There were no comments from the audience. <br /> <br />Motion by Rebelein, seconded by Larson, to CLOSE THE HEARING. <br /> <br />4 Ayes. 0 Nayes, Motion Carried. <br /> <br />Council Business <br /> <br />The Innsbruck North 5th Addition Street and Utilities Plans and <br />Specifications have been deferred awaiting leFevere's clarification. <br /> <br />Kevin locke, Community Development Director, presented a development <br />proposal from Opus Corporation for lot 4, Brighton Corporate Park. <br /> <br />The proposed agreement obligates Opus to construct a building with a <br />$1.9 million minimum value by December 31, 1991. Opus will purchase <br />the property for $2.00/square foot under terms to be established. <br /> <br />Bob Worthington, Opus, said the company has much interest in developing <br />this parcel and feels it would be successful. <br /> <br />Mark Anderson, Opus, said the 62,000 square foot single story structure <br />would be used as an office/showroom. The structure allows for a <br />screened truck court on the south side with parking on the other three <br />sides. Opus anticipates to make a presentation to the Planning <br />Commission in July. The ground breaking would occur in September. <br /> <br />locke said the project would double the tax increment now being <br />generated from Brighton Corporate Park. The project is consistent with <br />the usage plans and Opus is financially capable to proceed. <br /> <br />Motion by Rebelein, seconded by Williams, to AUTHORIZE PREPARATION <br />OF A DEVELOPMENT AGREEMENT WITH OPUS DEVELOPMENT <br />CORPORATION FOR LOT 4 IN TIF DISTRICT #15. <br /> <br />4 Ayes - 0 Nayes, Motion Carried. <br /> <br />Erny Mattila, City Planner, presented the site plan for a 3,500 square foot <br />storage facility located at 217 Old Highway 8. <br /> <br />The applicant, John Murlowski, is requesting the facility to eliminate the <br />existing exterior storage area. Staff suggested moving the facility 15 feet <br />to the south to allow for one additional parking stall and place the facility <br />behind the existing building.
