<br />, <br /> <br />Council Consideration <br />Building Permit <br />June 11, 1974 <br /> <br />REQUEST: Council authorization of building permit for <br />company manufacturing fiberglass products. <br /> <br />APPLICANT: Lawrence Steltzner <br /> <br />LOCATION: 315 5th Ave. N.W. <br /> <br />ZONING: I-2 <br /> <br />VALUATION: Approximately $15,000.00 <br /> <br />SIZE OF BUILDING: 40' x 60' <br />l3~' high <br /> <br />~RIOR TREATMENT: Metal panels <br /> <br />~ISCUSSION: <br /> <br />The proposed building will be a prefabricated metal building <br />without interior partitions. <br /> <br />The landscaping will consist of eight bushes along the side <br />of the new building on both sides of a water fountain. There <br />will also be two ash in the front yard. <br /> <br />The area between the twq buildings will be blocked from view <br />from the street by an extension of the building wall. Other <br />site details include a 6' chain link fence around the parking <br />area and a 3' cedar rail fence along the ffUth property line. <br /> <br />As can be noted, the applicant proposes to access the parking <br />lot into the area of street easement and then over this <br />ecsement which he and the neighboring property owner currently <br />use as a driveway to 5th Avenue. The only question we see is <br />whether the applicant should be required to extend his dustless <br />surface into this area since it will be used as a driveway. <br />Our understanding is that crushed rock is to be used as a <br />surface material. <br /> <br />Ordinance requirements are met with the exception of the curbing <br />discussed under VN-122. <br /> <br />PLANNING CO~~ISSION CONSIDERATION (Mav 21. 1974): <br /> <br />See VN-122 Green Sheet. <br />
