#',

, Specialists in Early Education

TREND enterprises, Inc.

P.o, Box 3073
St. Paul, Minnesota
55165
612-646.6546

October 7,1975

The Honorable Mayor and Council
City of New Brighton
803-5th Ave. N.W.
New Brighton, MN 55112

Honorable Mayor and Council:

Subject: Request for temporary certificate of occupancy

.

TREND finds itself in a position where we feel it is necessary to
apply fora temporary certificate of occupancy because of circumstances'
beyond our control. Specifically, the water sprinkler union has
been on strike since this spring, and at this time there is every
indication they will remain on strike for several more months. The
hardship this creates for us is that our building is nearly completed,
as projected, and we have notified our present landlord that we
will vacate our present quarters by November 1. He subsequently
has rented our quarters and is requiring us to fulfill our obligation
and be out by November 1.

Additionally, we are faced with 'interim financing charges of
approximately $8500jmonth should our building remain finished (except
for the sprinkler system) and uno9cupied. Realistically, we must
also anticipate vandalism to the premises should the building remain
unoccupied. To date, we have experienced repeated vandalism on the
site.

Some of the external factors that make us feel that our request is
merited are:

1. We have operated for four years ina building that is without
a sprinkler system, and have had no problems.

2. Our long term lender has assured us that they will fund the
project, even though the sprinklers are not in operation,
because of the unique situation the sprinkler union has placed
us in.

3. Our insurance company has also assured us that with a slightly
increased premium they will fully insure the building.

\~
\
