Lange Bros.

-3-

April 8, 1975

to the landscape and plot plan as follows:

1. That the concrete in the existing front yard parking
areas not have to be removed but that curbing or posts and chains
with curbing be installed to prevent parking in the areas in front
of the building line:

2. That a parking area conforming to ordinance requirements
be installed behind the building and that the other parking
areas shown on the plan be removed;

3. That trees be planted in the front yard as shown on the
original plan and that these be taller trees than those presently
on the site;

4. Additional landscaping be provided in the concrete front
yard areas.

Motion carriea, 4-0

Discussion:

The applicant has submitted a revised landscaped and plot
plan. Its conformity to the Planning Commission recommendation is
as follows:

1. Concrete front yard areas - posts and chain, but not
curbing, are proposed to be installed. The applicant
feels curbing would only serve to collect dirt and debris.
He feels that the posts and chain will adequately block
off the area;

2. Install parking area behind building and remove areas
next to building - this has been done, however, the
drawing does not show concrete curbing along the east,
north and south sides of the driving lane in back. Thm
would be required by the Zoning Code.

3. Tress 'be planted in front yard as in original plan - the
revised plan provides for 5 Silver Maples spaces equally
across the front yard.

4. Additional landscaping in concrete front yard areas -
