<br />Council Consiceration <br />Building Permit <br />July 8, 1975 <br /> <br />Request: Council authorization of building permit for expansion <br />to existing industrial building <br /> <br />Applicant: Ideal Grain and Seed Cleaner Company <br /> <br />Location: 85 2nd Ave. BE <br /> <br />Size of Expansion: 64' x 76': 18 feet high <br /> <br />Exterior Treatment: stucco on front face: painted concrete block <br />on other sides <br /> <br />Discussion: <br /> <br />The plan provide0 by the applicant is complete. The <br />landscaping is well chosen ano located and will preserve <br />existing plantings on the site and supplement them with <br />additional plantings. There is one slight error in the land- <br />scaping schedule. The height of the Crimson King Maple <br />should be approximately doubled for the container size that is <br />shown. <br /> <br />We would also suggest that since the alley which is shown <br />on the plan was vacated a number of years ago that the parking <br />and maneuvering areas that are proposed to be curbed have their <br />curbs joined in this area. <br /> <br />Lastly, we note to the Council that this plan shows three <br />driveways. This requires special Council permission according <br />to Section 12-060 (c) where there are to be more than two drive- <br />ways. On a frontage of this size on a nead end street as this <br />is, we see no problem with having the three driveways. The <br />applicant has noted that at a future date when there is a second <br />expansion of the building, there would be only two driveways <br />and one would be removed. <br /> <br />Planninq Commission Reccrr~endation- June 17. 1975: <br /> <br />Motion by Parham, seconded by Partyka, to recommend <br />approval of LP-22 on the condition that curbing around parking <br />and driveway areas on the side and rear yard be joined if the <br />alley in that area is vacated. <br />
