This related <br />educational facility would be used for counseling services and <br />is shown primarily to contain office rooms. <br /> <br />Plans submitted indicate two alternatives for parking. <br />One alternative shows parking for eight spaecs and the other <br />alternative shows a much expanded area for an additional 46 <br />spaces. The applicants have indicated that the expanded parking <br />scheme is contingent on the available financial resources. <br />We would note that according to the Special Use Permit Resolution <br />the actual parking requirements are to be determined by the <br />City Council. In consideration of the parking, we would also <br />note that the building plans indicate that there would be <br />4 offices, a group room and a reception room. Assuming all <br />these rooms are occupied at a given time, 8 parking spaces <br />may be the minimum that would be required. We would suggest <br />that the parking be somewhat expanded for the immediate needs <br />of the Career Development Center. The Master Plan text indicates <br />that the parking area \1ould have a butumious: surface and would <br />be curbed. Access to the Career Development Center and parking <br />areas would be from Driftwood Lane and Fifth Street NW. <br /> <br />The plat plan is complete with the exception that 1) dimensions <br />of the parking speces are not shown~ 2) conplete plans for proposed <br />sidewalks are not shown~ and ~) fire hydrant locations are not <br />shown. The concern for fire hydrant locations is discussed <br />in the Master Plan discussion. <br />
