COUNCIL CONSIDERATION

LP-32

July 13, 1976

Request: LP-32, Council authorization of building permit for
expansion to existing industrial buildingo

Applicant: Rutledge Construction Co/Ideal Grain and Seed
Cleaner Company.

Location: 85 2nd Avenue SE

Size of Expansion: 40'x50'=2000 sq ft.

Heiqht: 18 feet

Exterior Treatment: Painted concrete block

Discussion~

The plan provided by the applicant indicates that the proposed
expansion would be to the east side of the addition completed
less than a year ago. The plan further indicates that there
would be one loading dock constructed which would face north,
and that the yard abutting this dock would be surfaced with
crushed rock which would be oiled. The plot plan is complete
and contains all of the required information.

The landscape plan is essentially the same as that presented
for the ~irst expansion. The only exception to the prior land-
scaping plan is the small area at the entrance to the parking
area shouth of the building, which will be landscaped. The
landscape plan is complete and contains the required informa-
tion. It is noted that some of the proposed landscaping was
handwritten in at the Planning Commission meeting. The land-
scape plan with the handwritten additions is on file. We
would suggest that the corrected landscape plan be signed by
both the Building & Planning Coordinator and the applicant.

All Code requirements are met with the exception of the non-
conforming use as discussed in NC~lO.

PLANNING COMMISSION CONSIDERATION AND RECOMMENDATION (June 15,
1976). SEE ATTACHMENT TO NC-lO.
