" .

~

COUNCIL CONSIDERATION

LP-33

July 13, 1976

Request: LP=33, Review of plot and landscape plan in conjunction
with building permit application for building expansion
to existing rendering plant.

Applicant: The Menge1koch Company

Location: 119-14th Street NW

Zoning: I-2

Size of Expansion: 10'}{45' (North expansion)
10'x39:6" (East Expansion)

Heiqht: 19 feet

Exterior Treatment: Painted concrete block to match existing
building

Discussion:

The applicant is proposing an L-shaped addition to their
existing rendering plant. The addition would be to the north and
eas t sides ofj the building.

The plot plan is complete and contains the required informa-
tion. All dirving and parking areas are surfaced with asphalt.

The landscape plan shows existing p1antings. No new land-
scaping is proposed. The landscape plan also contains all of
the required information.

There is a problem, however, with the proposed exterior
treatment for the addition. Painted concrete block is not allowed
on the street side of the structure, which in this case is the north
side of the addition. As mentioned in the non-conforming use
discussion the applicant has mdicated that the entire building
will be painted when the addition is completed. If this is
determined to be sufficient, the Council may want to condition
the building permit approval on the painting of the entire building.

All code requirements are met except as discussed in the non-
conforming use request.
