The business of the shop <br />repair and cleaning of semi-tractors. <br />being used by Midwest Welding. <br /> <br />permit for a new diesel <br />would essentially be the <br />The property is presently <br /> <br />The floor plan indicates areas for a repair shop, steam clean- <br />ing room stock room, and offices. <br /> <br />Access to the property is shown to be from one (1) driveway <br />off of 8th Avenue. The driveway, parking areas and all <br />maneuvering area.s are to be blacktopped. Curbing 'l.vould be <br />provided from 8th Avenue to a point even with the extended <br />line of the front wall. Fifteen parking spaces are provided: <br />6 on the north side of the building, 7 on the east, and 2 spaces <br />on the south side. <br /> <br />The plans submitted indicate that the repair shop would have <br />drive-through lanes through the U8e of overhead doors on the north <br />and south sides of the building. Refuse storage would be con- <br />tained within the building. <br /> <br />The building has been set back ll2 feet from 8th Avenue, <br />necessitated because of an existing sewer easement. The <br />building as shown would be approximately two feet from the <br />easement. While this is permissible, we would suggest that <br />the building be positioned slightly farther east (perhaps <br />5 feet farther). As shown on the landscape plan, the applicant <br />is proposing various plantings within the easement, which in <br />the event of needed sewer repair would have to be removed. <br />Positioning the building slightly farther to tha east could <br />alleviate this potential problem. <br />
