The business of the shop would essentially be the
repair and cleaning of semi tractors. The property is presently
being used by Midwest Welding.

The floor plan indicates areas for a repair shop, steam clean-
ing room, stock room, and offices.

Access to the property is shown to be from one (I) driveway
off of 8th Avenue. The driveway, parking areas and all
maneuvering areas are to be blacktopped. Curbing would be
provided from 8th Avenue to a point even with the extended
line of the front wall. Fifteen parking spaces are provided:
6 on the north side of the building, 7 on the east, and ,?
spaces on the south side.

The plans submitted indicate that the repair shop would have drive-
through lanes through the use of overhead doors on the north
and south sides of the building. Refuse storage would be con-
tained within the building.

The building has been set back 112 feet from 8th Avenue,
necessitated because of an existing sewer easement. The
building as shown would be approximately two feet from the
easement. While this is permissible, we would suggest that
the building be positioned slightly farther east (perhaps
5 feet farther). As shown on the landscape plan, the applicant
is proposing various plantings within the easement, which in
the event of needed sewer repair would have to be removed.
positioning the building slightly farther to the east could
alleviate this potential problem.
