<br />r' <br /> <br />Request: Council Authorization of Building Permit for construction <br />'of aadition to existing rendering plant. <br /> <br />Applicant: Gordon Rendering Company <br /> <br />Location: 19 - 14th Street NE <br /> <br />Size of Addition: 18 feet by 30 feet = 540 square feet <br /> <br />Heiqht:of Addition: 18 feet (to match existing rendering plant) 0 <br /> <br />Exterior Treatment: Break-off or decorative block. <br /> <br />Discussion: <br /> <br />The applicant is requesting a building permit to construct an <br />addition to their existing rendering plant. The addition would be <br />to the west side of the plant itself. The applicant has indicated <br />that the addition is needed to accommodate their boiler room. The <br />applicant has further indicated that the propesed addition would <br />provide the rendering plant with much needed internal space and would <br />also present a much safer operation for their boiler. <br /> <br />The site plan is complete and contains the required information. <br /> <br />The landscape plan is also co~plete and contains the required informa- <br />tion. We would note that the applicant has indicateo that it is <br />their intention to provide six trees immediately west of the proposep <br />addition. These trees or plantings have not, however, been included <br />on the applicant's plans. The Board of Review may want to condition <br />any approval for the building permit on the applicant providing this <br />landscaping. <br /> <br />In regards to landscaping, we would note that the applicant has re- <br />cently provided additional landscaping both on the north part of the <br />property directly in front of the decorative fence and also on the <br />western part of their paved area directly in front of their aereation <br />basin and their holding basin. This landscaping includes ash trees <br />and also a row of shrubs. <br /> <br />All code requirements are met in this application with the exception <br />that apparently the south~est corner of the proposed addition would <br />not meet district rear-yard setback requirenlents. This apparent <br />descr4pancy is the result of the curvature in the applicant's souther; <br />property line. It would appear from the applicant's plan that the <br />rear-yard setback for the proposed addition varies from 22 feet on <br />the southeast corner to approximately l8 feet on the southwest corner <br />
