That the special use shall, in all other respects, conform to the applicable <br />regulations of the district in which it is located. <br />I . The Planning Commission held a public hearing, reviewed the Special Use Permit and <br />found the above criteria could not be satisfied due to dust, noise/vibrations, odors, <br />traffic, outdoor storage, fumes and general unsightliness of the proposed use and <br />recommended denial to the City Council. <br />1 . Denial of the Comprehensive Plan Amendment, Rezoning, Site Plan Review and <br />Special Use Permit is also recommended as the site is located adjacent to the <br />envirorunentally sensitive Long Lake Regional Park <br />1 .
