Water service is available from an existing watermain located <br />in 2nd Ave. SE <br /> <br />9. sanitary sewer service is available from a sewer line running <br />north-south through the middle of the property. <br /> <br />Discussion <br /> <br />The applicant's present request would permit both Phase I and <br />II to be constructed at the same time. The applicant has indicated <br />that mortgage money will only be made available for the larger <br />building. The applicant has further indicated.that they must vacate <br />their present location by June 1 and it is imperative that <br />construction begin at this site as soon as possible. <br /> <br />The applicant has indicated a desire to expand the building <br />by sections in the future. This future expansion is shown on the <br />plans submitted with the ultimate building and parking spaces <br />labeled. The ultimate building size (slightly less than 24,000 <br />square feet) would have a floor area ratio of .298, less than :3 <br />F.A.R. maximum. <br /> <br />The present expansion will require that the sanitary sewer <br />line be abandoned. The city Engineer has reviewed the utility <br />situation and has noted that this sanitary sewer line deadends near <br />the northern boundary of the applicant's property. The City Engineer <br />has indicated that he sees no problem with the city abandoning the <br />sewer line within the applicant's property. All assessments with re- <br />gard to that sewer have been paid. The appropriate action if the <br />Council did abandon the sewer line, would be to authorize and direct <br />the Mayor and Manager to execute a quit claim deed abandoning the <br />City's interest in the sewer line in the vacated alley adjacent to <br />Lots 1 - 6 and Lots 25 - 30, all in Block 3, Vermont Park. <br /> <br />The present plans indicate that the proposed building (Phase I <br />and II) will have three loading docks and one overhead truck door <br />on the north side of the building.
