LP-44

-2-

5. The site plan is complete anc contains all required information.

6. The landscape plan is complete an~ contains all required
information.

7. The building plans are complete and contain all required informa-
tion in terms of a floor plan, elevations and exterior treatment.

8. Water service is available from an existing watermain located
in 2nd Ave. SE

9. sanitary sewer service is available from a sewer line running
north-south through the middle of the property.

Discussion

The applicant's present request would permit both Phase I and
II to be constructed at the same time. The applicant has indicated
that mortgage money will only be made available for the larger
building. The applicant has further indicated.that they must vacate
their present location by June 1 and it is imperative that
construction begin at this site as soon as possible.

The applicant has indicated a desire to expand the building
by sections in the future. This future expansion is shown on the
plans submitted with the ultimate building and parking spaces
labeled. The ultimate building size (slightly less than 24,000
square feet) would have a floor area ratio of .298, less than :3
F.A.R. maximum.

The present expansion will require that the sanitary sewer
line be abandoned. The city Engineer has reviewed the utility
situation and has noted that this sanitary sewer line deadends near
the northern boundary of the applicant's property. The City Engineer
has indicated that he sees no problem with the city abandoning the
sewer line within the applicant's property. All assessments with re-
gard to that sewer have been paid. The appropriate action if the
Council did abandon the sewer line, would be to authorize and direct
the Mayor and Manager to execute a quit claim deed abandoning the
City's interest in the sewer line in the vacated alley adjacent to
Lots 1 - 6 and Lots 25 - 30, all in Block 3, Vermont Park.

The present plans indicate that the proposed building (Phase I
and II) will have three loading docks and one overhead truck door
on the north side of the building. The enclosed landscaping plans
