<br />~ Request: LP-45, Council authorization of Building Permit for <br />construction of nddition to existing rendering plant <br /> <br />Applicant: Gordon Rendering <br /> <br />Location: 19 14th St. NE <br /> <br />Size of Addition: 40' x 45' = 1800 square feet <br /> <br />Exterior Treatment: Break-off Block <br /> <br />Zoninq: 1-2, Heavy Industrial <br /> <br />Attachments: <br /> <br />1. Enclosed Plans <br /> <br />Discussion: <br /> <br />~ <br /> <br />The applicant is requesting a building permit to construct <br />an addition to this existing rendering plant building. The addition <br />would be to the front or north side of the main plant building. <br />The addition would permit the unloading of received materials within <br />an enclosed area. <br /> <br />At present, unloading is done in the open at the two loading <br />docks or the north side of the plant. These two lqading docks <br />are presently a Type IV non-conformity as the ordinance permits <br />only one loading dock facing a public right-of-way (north side of <br />building faces 14th St.) The present request would eliminate this <br />non-conformity. <br /> <br />We would note that Gordon Rendering has constructed an office <br />building and another addition to the plant within the last year. <br />On both of these occasions, Gordon Rendering was granted a non- <br />conforming use permit. Also on both occasions, Type IV non-con- <br />formities that existed at those times were either eliminated or <br />reduced. The only remaining non-conformity was/is the two <br />loading docks. <br /> <br />The proposed addition would match the existing building. <br /> <br />e <br /> <br />The applicant's plans are complete and contain the required <br />information. <br /> <br />All requirements are met in this application. We would <br />suggest that any recommendation to approve this request be made <br />subject to the plans submitted. <br />
