~ '

LP-46

-3-

Additional Information:

The applicant has submitted a concept plan for the total
parcel which projects a commercial and residential development.
This plan is intended to illustrate the relationship between
the Taco Bell site and the surrounding property. What this
plan shows is the Taco Bell restaurant located too far to the
north, putting it out of the present B-3 area. Moving the Taco Bell
restaurant to the south so that it is within the B-3 area leaves
79' of vacant property between it and the Country Club Market
property line.

The indicated restaurant south of Taco Bell would have to be
turned 900 to fit it into that area. Doing that would appear to
leave space for only about 25 parking spaces, assuming the restaurant
shares a driveway with Taco Bell. While there are some restaurants
that small, that is much smaller than the typical restaurant and
it is still questionable whether a parcel that small is likely to
be developed.

It should be noted that this property is in an area that
would be covered by the interim development control ordinance.
Since the proposed development is in conflict with the proposed
Comprehensive Plan, it would not be permitted if the interim
development control ordinance is adopted.

The applicant has also filed another request for rezoning
from R-3 to B-3. This was reviewed by the Board of Planning on
May 5th and denial of the request was recommended. A public
hearing on the rezoning will probably be held on June 14.
