<br />~ ' <br /> <br />LP-46 <br /> <br />-3- <br /> <br />Additional Information: <br /> <br />The applicant has submitted a concept plan for the total <br />parcel which projects a commercial and residential development. <br />This plan is intended to illustrate the relationship between <br />the Taco Bell site and the surrounding property. What this <br />plan shows is the Taco Bell restaurant located too far to the <br />north, putting it out of the present B-3 area. Moving the Taco Bell <br />restaurant to the south so that it is within the B-3 area leaves <br />79' of vacant property between it and the Country Club Market <br />property line. <br /> <br />The indicated restaurant south of Taco Bell would have to be <br />turned 900 to fit it into that area. Doing that would appear to <br />leave space for only about 25 parking spaces, assuming the restaurant <br />shares a driveway with Taco Bell. While there are some restaurants <br />that small, that is much smaller than the typical restaurant and <br />it is still questionable whether a parcel that small is likely to <br />be developed. <br /> <br />It should be noted that this property is in an area that <br />would be covered by the interim development control ordinance. <br />Since the proposed development is in conflict with the proposed <br />Comprehensive Plan, it would not be permitted if the interim <br />development control ordinance is adopted. <br /> <br />The applicant has also filed another request for rezoning <br />from R-3 to B-3. This was reviewed by the Board of Planning on <br />May 5th and denial of the request was recommended. A public <br />hearing on the rezoning will probably be held on June 14. <br />
