Application <br />2. Enclosed Plans <br /> <br />Discussion: <br /> <br />Salem Covenant Church is seeking a building permit for a <br />Phase II addition to their existing church. The addition would <br />provide social, educational and recreational facilities for <br />the church. <br /> <br />Missing information on the plans submitted include complete <br />lot and yard dimensions, topographical data and a complete <br />landscaping plan. We would note that virtually all of this <br />information is available from the site and landscape plans <br />submitted with the original. construction of the church. The <br />applicant has indicated that other than the expanded parking <br />area (See NC-21) no changes will be made, including no change <br />in topography. The proposed addition is being transposed to <br />the original plans and this sheet should be available for <br />Tuesday's meeting. <br /> <br />As noted in NC-2l, some additional landscaping may be <br />desirable and it may also be advisable to have an erosion <br />control plan implemented during construction as a preventive <br />measure for the slope and pond on the rear of the property. <br /> <br />There may be some question regarding the numbe>r of <br />parking spaces for this property. The existing church has at. <br />present, the required number of spaces. The plans indicate an <br />expanded parking area for a net increase of 26 spaces. We have <br />calculated conformance for parking spaces on the basis of the <br />primary use, the church, and have not consioered the proposed <br />addition. The proposed expanded parking area provides a net <br />increase of 26 spaces, though the code does not specify a number <br />required for such an accessory building to the church. The <br />code does say, however, that the Council may consider the joint <br />
