<br />Request: LP-52, Council approvalof building permit <br /> <br />e <br /> <br />Applicant: MacGillis & Gibbs Co. <br /> <br />Location: 440 5th Avenue NW (Generall west of 5th Ave. NW and north <br />of 1st St. NW) <br /> <br />Zoninq: I-2, Heavy Industrial <br /> <br />Attachment: <br /> <br />Revised Site Plan <br /> <br />Size of Structures Proposed: Dry Kiln - 30' x 82' = 2460 sq.ft. <br />Sticker Machine Bldg. - 30' x 86' = <br />2580 sq. ft. <br /> <br />Discussion: <br /> <br />At its July meeting, the Board of Review deferred action on this <br />request and asked the applicant to prepare a revised site plan <br />providing much of the missing information. Attached is the revised <br />site plan which provides many dimensions as well as locating the <br />existing facilities on the property. <br /> <br />e The site plan indicates that additional landscaping could only <br />be provided if there were a change in the storage areas. The fence <br />and trees to be provided as part of a prior variance approval should <br />be a definite asset in terlUS of screening and also dust control. <br /> <br />Overall, we now feel the plans submitted are acceptable. <br /> <br />We would suggest that any recommendations of approval be condition<' <br />on compliance with the plans submitted, any conditions of the current <br />non-conforming use permit applicant, NC-2l, and compliance with the <br />previously noted variance approval, VN-167. <br /> <br />e <br />
