Winkels, City Planner <br /> <br />RE: Consistency with Long Range Plans - Request of Richard P. Wickre etal <br /> <br />Mr. Wickre and his partners have expressed an interest in <br />constructing a small building for engine repair. The proposed <br />location is the parcel immediately south of Caldwell Veterinary <br />Clinic and West of the New Brighton Maintenance Facility (see <br />attached location map). The property presently is occupied by <br />a small wood frame vacant building and was formerly used as a used <br />car dealership. The property is currently zoned I-2, Heavy <br />Industrial. This parcel is covered by the recently adopted interim <br />development control ordinance. This memorandum deals with the <br />question of the consistency of the proposed use wi~h the proposed <br />Comprehensive Plan and Redevelopment Plan. <br /> <br />Comprehensive Plan Map Desiqnation <br /> <br />The property in question is designated for general business <br />use on the proposed Comprehensive Plan land use map. This <br />classification would have an equivalent zoning category of B-3. <br />The proposed uses for the property - small engine repair, retail <br />sales and offices - are all currently permitted uses in the B-3 <br />category. <br /> <br />Redevelopment Plan Map Desiqnation <br /> <br />Same as above Comprehensive plan Map designation. <br /> <br />Comprehensive Plan Text <br /> <br />The Comprehensive Plan states the fOllowing in regards to <br />this property: <br /> <br />"The east side of Old 8 in this area is proposed to be <br />a general business area composed of support commercial <br />activities for the adjacent industrial area." <br /> <br />The following Comprehensive Plan policies may also be relevant <br />to this question: <br /> <br />1. General business uses should be limited to the general <br />locations of I-694 and Silver Lake Road, Highway 96 and <br />Old Highway 8, 1-694 and 5th Avenue NW and County Road D <br />and Highway 8, for the purpose of limiting the possible <br />intrusion of more intensive uses into residential <br />neighborhoods. <br />
