The applicant negotiate an agreement with the <br />property owner to the south to provide for a <br />driveway access to applicantLs property which <br />could be used by the Fire Department. This <br />approach would make use of the hydrant located <br />on the property to the south of the proposed <br />office. <br />2. Implement solution #1 and also move the proposed <br />building to the riorth which would shorten the <br />distance to the hydrant on the corner of 23rd <br />Avenue N.W. and 15th Street N.W. This solution <br />would provide the Fire Department with an <br />alternate hydrant' in the case of a problem with <br />the hydrant to the south of the property. <br />3. The appl'icant would install a hydrant along 15th <br />Street N.W. to service the proposed office <br />building. <br /> <br />{ <br /> <br />PLANNING COMMISSION CONSIDfRATIONAND RECOMMENDATION <br />EXTRACT FROM MINUTES <br />BOARD OF REVIEW <br />REGULAR MEETING <br />FEBRUARY 19, 1980 <br />LP-98, BILLMAN OFFICE BUILDING <br /> <br />Chairman Leverkuhn introddced the proposal. <br /> <br />- <br />John Bogucki and Ken Simmons, ,representing the applicant were <br />present to answer questions. <br /> <br />Staff briefly reviewed the concerns of the Fire Department. <br /> <br />Commissioner Williams noted that the proposed landscaping would <br />effectively screen the parking lot from persons traveling on Silver <br />Lake Road and therefore did not feel the building should be moved <br />to the north to break up the appearance of the parking lot. <br /> <br />Chairman Leverkuhn inquired of the applicant if there was a reason <br />that the building was placed on the southern portion of the <br />property. <br /> <br />Mr. Bogucki stated that the firm knows that the soils in the southern <br />portion of the property are suitable to support the construction. <br />The firm has noted wet areas in the no'rthern part of the site. ,If <br />
