<br />NC-47, LP-l04 <br />Page 2 <br /> <br />The required two (2) handicap parking spaces should be <br />designated. In addition, there is a chain link security <br />fence that should have slats to provide the necessary <br />screening. In general, the site has a large amount of <br />parts, materials and debris piled in a number of locations. <br />The materials should be placed within the building or <br />stored in an orderly fashiono <br /> <br />BUILDING PERMIT APPLICATION, LP-l04 <br /> <br />The site plan depicts an open shed addition. This addition <br />is not allowed under the restrictions in the Uniform Building <br />Code. The applicant has withdrawn this part of the proposal. <br /> <br />There are a number of revisions that must be made to the <br />plans: <br /> <br />1. The southern-most parking space on the site plan <br />extends into the front yard and will therefore have <br />to be removed; <br />2. The site plan must provide for 80 parking spaces, <br />two (2) spaces for handicapped parking. There <br />appears to be adequate space on the site for the <br />additional spaces; <br />3. The proposed shed should be removed from the plans; and <br />4. Outside. storage areas should be noted as to size and <br />material to be stored. <br /> <br />The exterior treatment of the small addition will match <br />the existing building. It should be noted that in addition <br />to the decorative block a small amount of standard concrete <br />block will be usedo This is an expansion of a Type IV <br />non-conformity'and requires the approval of a non-conforming <br />use variance. The non-conforming use variance is warranted <br />on the basis that the addition is very small in size and <br />only a very small percentage of the exterior wall treatment <br />will be standard concrete block. <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff recommends that NC-47 be recommended for approval <br />by waiving the reading and adopting the attached resolution. <br /> <br />Staff further recommends that. LP-l04 be recommended for <br />approval subject to the following conditions: <br /> <br />1. That final grading and drainage plans be approved <br />by the Rice Creek Watershed District and City Engineer; <br />20 That the plans be revised to depict the following: <br />A. 80 parking spaces including two (2) handicap spaces; <br />B. Removal of the southern-most parking space; <br />C. Removal of proposed shed; and <br />Do Outside storage areas and materials. <br />
