That the property is zoned 1-2, Heavy Industrial and <br />developed accordingly with 9,946 square feet of existing <br />building which presently meets all zoning code regulations. <br /> <br />2. That the proposed addition will be 15.5% of the total <br />building area after construction. <br /> <br />3. That the proposed uses of storage, shop and warehousing <br />which are allowed in a light industrial district will <br />consist of approximately 70% of the total usage of.the <br />addition. <br /> <br />4.
