r

'...~.-.

APPLICANT'S DEVELOPMENT
ADORESSING TEE NON-
CONFORMITIES:

STAFF eOMMENTS:

one appears to be locatedon-p.ro-
perty not owned by the applicant..
..10. More than one overhead door facing
a public street and thJ doors are
not the required 50 feet from the
right-of-way.

1. Eliminated the parking spaces with-
in the front yard.
2. Eliminated car parking adjacent to
3rd Street NW, but truck parking
is still proposed. ,
3. The driveways and car parking area
will be paved with asphalt. Storage
area will be of a dustless surface.
4. The applicant in lieu of moving the
existing building cannot provide
the required 40 foor front yard
setback.
S. The propsed driveways are within
the standard widths.
6. ~he plans indicate that the proposed
building has standard concrete block
on the street side of the building
which matches the existingbuildigg
and expands an existing non-conform~
ity.
7. The required concrete curbing is
depicted on the site plan.

The applicant's proposal addresses all but three of the nine exist~
ing type,TV non-conformitives. To better meet the intentions of
Section ~'-60 Non-eonforming Uses of the Zoning eode the applicant
should do the following;

1) Place redwood slats'in the existing chain link fence
to provide some screening of the trucks that are
being stored on the site. Because of the weight
and location of the trucks the existing fence
with the slats will not totally screen the vehicles
from 3rd Street NW. However, staff notes that 3rd
Street NW is platted at only 30 feet in width and
is not an improved city street at this time.
