However, it appears feasible to <br />drain the ponded areas into the existing 15" storm <br />drain at the southeast corner of the site by slight- <br />ly regrading its approaches. No unusual problems <br />in accomplishing this construction are anticipated. <br /> <br />Parranto Bros. Inc., anticipates that the <br />start of Phase I construction will begin as soon <br />as building permits are issued, barring any frost <br />impediments, with completion of Phase I construction <br />in approximately 60 days. Phase II construction <br />(a full-service grocery store) is anticipated to <br />begin in the spring of 1976, and take approximate- <br />ly 6 months to complete. The construction start <br />date of Phase II is, of course, dependent upon <br />finding a suitable tenant and the completion of <br />detailed design plans. Thus construction of Phase <br />II may be delayed beyond the spring of 1976. <br /> <br />Conventional heating and alr conditioning systems <br />will be employed by each of the proposed facili- <br />ties within the Windsor Center development. The <br />buildings will be appropriately insulated to maxi- <br />mize heating and cooling efficiencies. <br /> <br />During the development phase the low spots within <br />the site, presently occupied by the ponds, will be <br />filled from excess spoil created during site grad- <br />ing. The construction of a ditch from the ponds <br />southeastward to the storm sewer located on the <br />west side of windsor Court adjacent to the site <br />will faciiitate pond drainage, though this drain- <br />acre will likely not be needed. <br /> <br />II-6 <br />
