Windsor Court terminates in a cul-de-sac, <br />deep within the Windsor Green development. <br />Additional traffic, attracted by the Windsor <br />Center businesses, must be discouraged from <br />traveling south on Windsor Court, lest it <br />overburden the traffic capacity of the road- <br />way, create traffic problems, unnecessary <br />noise, auto emissions, and congestion as well <br />as pedestrian problems and hazards to resi- <br />dents within Windsor Greeri. <br /> <br />I <br />II <br />I <br />I <br />I <br /> <br />I <br />I <br /> <br />B. The alignment of the access drives serving <br />Windsor Center is such that they may be <br />used as "short-cuts" from Silver Lake Road <br />to County Road E, to avoid the traffic sig- <br />nal at that intersection. <br /> <br />I <br /> <br />C. A third traffic-related problem concerns the <br />amount of parking allotted to serve the pro- <br />posed grocery store facility. Under Section <br />12-050 of the New Brighton zoning ordinance, <br />a retail operation must provide one parking <br />space for every 85 square feet of sales area. <br />The proposed grocery store will have a gross <br />floor area of 33,000 square feet. Using the <br />standard 25% deduction for storage area, <br />office space, etc., this leaves approximate- <br />ly 24,750 square feet sales area.
