Casanova 7625 Metro Blvd. Suite 235 Edina, Minnesota 55435 Dear Mr. Casanova: Thank you for dropping off the preliminary site plan for the proposed Waste Energy Plant. I have also shown the drawing to the Fire Chief to get his input. Our comments are as follows: 1. The maximum curb cut width allowed is 36 feet. The curb cut on 1st Avenue NW is much wider than this. 2. Driveways can meet the street at no greater than a 30 degree angle from a line perpendicular to the street. The driveway with the weigh scale is at an angle 45 degrees from the street. 3. A minimum 22 foot driveway width is required. Twenty four feet may be better. 4. The driveway along the side the weigh scale must be a minimum of 22 feet wide. This will be required by the fire department. 5. The parking and drive area adjacent to 14th Street NW should be setback 40 feet from the property line. 6. As we discussed preiously there may be grounds for a parking variance due to the limited amount of employees on duty at one time. I would recommend that the final plan show in dashed lined areas where additional parking could be constructed if needed. If you have any questions please contact me at 631-8340.
