The building will <br />be 15,395 square feet in area, with 3,400 square feet devoted to office space. <br />Building setbacks from the two street right-of-ways is at or greater than 40 <br />feet. The drive and parking lot North of the building will service the office <br />area. Plant employees and service docks will utilize the parking and drive areas <br />to the rear of the building. The landscape plan is complete and provides for <br />adequate variety in planting. <br /> <br />Overall, the building appears to be of good quality and a positive addition to <br />the City. Approval of the site plan should be made subject to approval of Rice <br />Creek Watershed District and submission of an up-dated property survey. <br /> <br />
