Specify what improvements are to be made to the exterior of the <br />existing hardware store. <br /> <br />APPLICANTS' RESPONSE <br /> <br />Although I have met with the applicant at length, no new information has been <br />submitted at thfs time. <br /> <br />STAFF ANALYSIS <br /> <br />1. The recOl'Mlended number of parkfng stalls is 125, half of what would be <br />usually required for retail sales. This appears more than adequate for the <br />Beisswenger Hardware business and would hopefully be sufffcient fn the <br />event that the use of the site changed. <br /> <br />2. No information was presented on the exterior treatment of the existfng <br />bui lding. <br /> <br />Of foremost concern for the applicants' request is the size of the site. It <br />still appears that the size of the site is too small to provide adequate <br />parking. Exterior storage on the site fs also limited by the 1-3 zoning. The <br />applicant should be aware that the extent of the exterior storage presently <br />occuring with the hardware store operations will not be permftted with the new <br />site and building. <br /> <br />STAFF RECOMMENDATION <br /> <br />I would at this time still recOl'Mlend denial of NC-75 and LP-197 since no new <br />plans or proposals have been submftted.
