The proposed dumpster area would be adequately screened with a 5 <br />zoot high board zence. <br /> <br />9. Ash trees would be planted along the"north boulevard area and <br />Silver Lake Road. The proposed addition would be equipped with <br />planters zor trees and shrubs along the east and north <br />elevations. The landscaping plan appears adequate. <br /> <br />10. The two driveways to the site would be large enough to <br />accommodate two-way traz%ic. There%ore, vehicles entering the <br />site would have their choice 0% driveways. However, vehicles <br />wishing to use the drive-thru lane would need to enter the site <br />through the most easterly drive. Since the curb cut along <br />Silver Lake Road, which serves Rice Creek Shopping Center as <br />well, is only a one lane entering the area, there is a potential <br />%or tra%fic congestion. However, vehicles would also have the <br />option 0% turning around in the Rice Creek Shopping Center <br />parking area and entering the drive-thru lane %rom the west. <br /> <br />STAFF ANALYSIS <br />-------------- <br /> <br />In the spring oz 1985, the zormer owner 0% Ta~o John's explored with <br />sta%% the possibility 0% placing a drive-thru on the south side 0% <br />the building. The distance between the building and the south <br />property line is only 9.6 %eet. City Code requires a minimum 10 <br />%oot wide drive. Therezore, it was determined by staz% that a <br />drive-thru could not adequately %it along the south side 0% the <br />building. <br /> <br />3 <br />
