The buildlng will serve as the new
home for First General Services, Deluxe Drywall and ClassIC
Dt~ywall. The Drope-sed bUildir,g will be privatly finar.ced. We
pI an tel stat~t constt~uct ion 1'2/01/86.

We have been workIng closely with Erny Mattila of your planning
staff and with Bruce Jones of 360 Architects in order to develoD
a site plan which complies with all city ordinances. The site is
located on Jones Lake. It slopes down from Old Highway 8 on the
West apprOXimately 18 feet to the lake on the East. ThIS
signiricant grade change and the Watershed restrIctions for
development along wetlands is a derinite hardship in the
development of this site. Furthermore, the SIte is zoned 1-2 and
adjoins an R-3A zone to the south. The setback required for this
condition is 60 feet. The WIdth of the site at 190 feet less the
15 foot setback on the North less the 60 setback on the South
results in only 115 reet to build on.

~~

..:.
~

Our needs dictate a 120 root buildIng width with a 25 foot drIve.
We thus encroach on the 60 foot setback requirement, and are
requesting a variance to do so.

,~
,-

"
J

t
"
~

,*_.w'

... ....'~_.\

.. ...;J ~."_ ;. , ..
