Proposed Use: The applicant is proposing to construct a two- <br />story 8,200 square foot building which would contain <br />approximately 3,200 square feet of office space and 5,000 <br />square feet of maintenance garage area. Ruan Trucking <br />would be the occupant. Ruan Trucking owns 75 truck <br />tractors and leases them to businesses. Up to 20 trucks <br />and trailers would. be on the subject site at one time. <br />Preventative maintenance, such as oil change, tune-up, and <br />lubrication would be the main function of the proposed <br />facility. The proposed use would generate up to 20 <br />vehicle trips per day. <br /> <br />2. Density/FAR: The Floor .Area Ratio of the proposed 8,200 <br />square foot structure would be 0.01 percent. The I-1 <br />district allows fora maximum FAR of .4 percent for one- <br />story, and .6 percent for two-story buildings. <br /> <br />3. Building Setbacks: The proposed building would be setback 45 <br />feet from the road easement; all other I-1 setback <br />requirements would be met as well. <br /> <br />4. Parking Setbacks: The proposed off-street parking areas <br />would meet all I-1 setback requirements. <br /> <br />5. Total Parking: The total number of stalls required in the <br />I-1 District for the proposed use would be 8 (8,200 <br />divided by 1,000). The applicant is proposing 24 stalls <br />(1 HC). <br /> <br />If the total amount of office space (3,200 sq. ft.) were <br />divided by 200 (office standard in business districts), <br />the result would be 16 stalls.
