Parking Area Surface: The parking area surface would be <br />bituminous with the exception of the trailer storage area <br />just west of the parking stalls. This storage area would <br />be covered with Class Five crushed rock. A 5 by 100 foot <br />concrete pad would also be constructed in the storage area <br />for trailer parking. <br /> <br />11. Truck Bays: Five truck bays would be constructed; three on the <br />east side and two on the west side of the proposed <br />building. <br /> <br />12. Landscaping: The applicant is proposing five Black Hills <br />spruce for the front of the building to serve as a screen <br />against the truck terminal yard just north of the road <br />easement. Coniferous and deciduous plants would be . . <br />planted along the parking stalls adjacent to the building <br />and two Black Hills spruce would be planted near the <br />remaining parking areas. Sod is proposed for the <br />landscaped area north of the building and grass seed is <br />proposed for the remaining landscaped areas. <br /> <br />13. Screening: No screening is proposed for the rear yard storage <br />area (the area to the west of the proposed building would <br />be used to store truck trailers). A six foot opaque fence <br />would need to be installed along the north and west edge <br />of the storage area should the remaining western portion <br />of the site be developed and the paved portion of the road <br />easement be improved and extended further west. At this <br />time, however, the storage area would be screened from <br />public view simply by its location. <br /> <br />14.Concrete Curbing: Those parking areas adjacent to the public ROW <br />would need to be supplied with poured-in-place continuous <br />concrete curbing. Those areas would include the two <br />driveways, three parking areas, and north edge of the <br />storage area. <br /> <br />15. Impact on Surrounding Land Uses: The proposed use would be <br />located in an industrial district where truck traffic and <br />trailer storage is common. <br /> <br />16. Other Considerations: The City of Moundsview'sCity <br />Administrator was contacted regarding the applicant's <br />proposal. The City of Moundsview would have no objection <br />
