It is conceivable as land <br />area becomes more scarce and technology becomes more <br />sophisticated,' the extreme west portion of the sUbject <br />site could be developed. At such time, the 30 foot road <br />easement and Mustang Drive would be improved to serve the <br />immediate area. <br /> <br />2. Curb Cuts: N/A <br /> <br />3. utilities: Sanitary sewer would need to be extended to <br />subject site from where it stubs off to the Technetics <br />Building. Water ser,vices would be extended from the main <br />along the 30 foot road easement. <br /> <br />4. Easements: None required <br /> <br />5. Grading/Drainage: <br /> <br />Grading would need to be approved by the <br />City Engineer. <br /> <br />6. RCWD: The Watershed District is presently reviewing the <br />applicant's proposal for permit approval. <br /> <br />7. MPCA: Due to the questionable subsurface conditions of the <br />. subject.site, plans and specs should be submitted to <br />the MPCA for review and comment. <br /> <br />7. Structure Size: 6,600 square feet are proposed for the first <br />floor and 1,600 square feet are proposed for <br />the second floor. <br /> <br />2. Structure Height: <br /> <br />21 feet to the roof peak <br /> <br />3. Exterior Treatment: The structure would be constructed of a <br />Butlerib II metal wall system. The front and sides of the <br />structure would contain architectural panels and windows. <br />The building would be grey with gold tinted window and <br />door glass. <br /> <br />4.
