However, if, in the future, <br />the 30 foot wide public ROW is improved and extended to serve a <br />development to the far west portion of the subject site, the <br />proposed use would suddenly become very visible. Therefore, <br />appropriate design measures are being applied to the proposed use <br />to guarantee adequate setbacks and site improvements should such <br />development activity. become reality. . <br /> <br />RECOMMENDATION <br /> <br />Motion to RECOMMEND APPROVAL OF LP-211 SUBJECT TO THE FOLLOWING <br />CONDITIONS: <br /> <br />1. THE APPROVAL OF A PERMIT BY THE RICE CREEK WATERSHED DISTRICT. <br /> <br />5. SUBMITTAL OF PLANS AND SPEC TO THE MPCA FOR REVIEW AND <br />COMMENT 48rB <br /> <br />6. APPROVAL OF GRADING AND DRAINAGE PLANS BY THE CITY ENGINEER. <br /> <br />7. PROVISION OF A PERFORMANCE BOND IN THE AMOUNT EQUAL TO 100 <br />PERCENT OF THE SITE AND LANDSCAPING IMPROVEMENTS, EXCLUDING <br />THE PROPOSED BUILDING. <br /> <br />8.
