Site Security:

provision of adequate security lighting on
building and parking area.

STAFF COMMENTS

The location and size of the proposed 32 unit apartment building
complies with the standards of the Zoning Ordinance. The proposed
apartment building would serve to create a tier effect of land use
intensity from the commercial district north of 10th Street NW to
the single family lots south of the subject site.

The building exterior appears adequate. Final landscape plan also
appears adequate. The planting of boulevard trees at regular
intervals along 10th Street NW, similar to the landscape concept
proposed for 9th. Avenue NW would enhance the area and be a
relatively simple landscape concept for the rest of the
redevelopment area to build on.

&

The applicant, in conjunction with the proposed development, is
proposing to combine the existing 5 lots into one 2.54 acre parcel.

{

,
~
W
~
