Proposed Use: The applicant is proposing to construct a 443 <br />square foot addition onto the existing Perkin's <br />Restaurant. The total building area proposed would be <br />4,729 square feet. The addition would accommodate an <br />additional 44 seats for a total seating capacity proposed <br />of 158. No expansion of the kitchen facilities is <br />proposed. <br /> <br />2. Density/FAR: The proposed FAR would be 5 percent. The B-3 <br />district allows for a maximum FAR of 100 percent. <br /> <br />3. Building Setbacks: The proposed addition would comply with <br />the required B-3 district front and street sideyard <br />setback of 30 feet. The addition would be setback 30 feet <br />from the County Road D ROWand 40 feet from the Highway 88 <br />ROW. <br /> <br />4. Parking Setbacks: The parking area would not be expanded. <br />The existing parking area complies with the required B-3 <br />front and street sideyard setback of 30 feet from the <br />County Road D ROWand 15 feet from the Highway 88 ROW. <br /> <br />5. Total Parking: The proposed addition would create a total <br />parking requirement of 79 stalls.
