<br />Page 3 <br /> <br />DEPARTMENTAL CONSIDERATIONS (PROPOSED USE) , <br /> <br />Community Development <br /> <br />1. Proposed Use: The applicant wishes to construct a 1,705 <br />square foot, one-story addition onto the front of the <br />existing Eagles Club building. The addition would <br />accommodate a club lounge, dance floor, and restrooms. <br />The addition would not have a basement area. <br /> <br />2. Density/FAR: The total floor area of the existing first <br />floor, basement, and proposed slab on-grade addition <br />would be 9,780 square feet. The FAR would be 22%. In <br />the B-3 District, a FAR of 100% is allowed. <br /> <br />3. Building Setbacks: The proposed addition would be setback <br />30 feet from the 8th Avenue NW right-of-way. The <br />addition complies with all B-3 district setback <br />requirements. <br /> <br />4. Parking Setbacks: The existing parking lot would not be <br />altered or expanded--meets all B-3 setback requirements. <br /> <br />5. Total Parking: A private club must provide 1 parking. space <br />for each 5 seats. Currently, the club seats 200 people. <br />The proposed addition would add 51 seats for a total of <br />251 seats. The required number of parking stalls, would <br />be 50. currently there are 72 stalls constructed on the <br />subject site. No additional parking is required. <br /> <br />* The basement is used exclusively for storage. If, <br />in the future, the applicant remodels the basement, <br />a total of 109 seats could be placed in the basement <br />without requiring additional parking. <br /> <br />6. Concrete Curbing: <br /> <br />Provided <br /> <br />7. Parking Area Surface: <br /> <br />Bituminous <br /> <br />8. Landscaping: The applicant is proposing to relocate 45 <br />potentillas along the front of the addition and expand <br />the number of mint junipers along the north side of the <br />addition. Currently, four American lindens and a <br />flowering crab tree are planted along the 8th Avenue NW <br />boulevard. <br /> <br />9. Impact on Surrounding Land Uses: The proposed addition <br />would have a minimal impact on surrounding land uses. <br />The introduction of windows along the west, north, and <br />south elevations would serve to enhance the appearance <br />of the existing building. <br /> <br />19.
