Avenue N.W.
New Brighton, MN. 55112

Dear ErnYi

I believe we are ready to approach The Planning Commission and
City Council again for a nonconforming use permit and site plan ap-
proval to construct a twelve foot addition to our building at 574
8th. AvenueN.W. We are coming back in with the same plan that was
approved by the council in 1985. As I explained, Chuck Mack was the
General Manager at that time and very shortly after our site plan
approval was received all projects were put on hold by the owner,
Bob Mack. Since that time, Chuck has gone his own way and Bob has
stepped back into a more active roll with the company and is acting
as the General Manager.

This summer, Bob's focus was again turned to our New Brighton
location with a desire to install a canopy over our ~nner pump is-
lands. As we were examining the options available to us, we began
looking back over the old plans and Bob has decided to proceed with
the original plans with a few minor changes on the building interior.

As you suggested, we are applying now with the intent to start
construction in the spring of 1988. I had hoped there would be away
to"revitalize" the old permit/approval, but as this is apparently not
possible we at least have a jump on the planning end of this project.

Our 14,991 square foot site is zoned B-3, General Business. We
are proposing to enclose the car port on the south side and add an
additional 12' to give us a total building area of 74' x 281-8",
2128 square feet. Our existing type IV Nonconformities are as
follows.

1. More than the allowed two curb cuts (we have four, two
on each street).

MARKETERS OF QUALITY PETROLEUM PRODUCTS
