Lack of a Landscape Buffer area between our site and the R-l Zoned properties across the street and across the alley. 5. Lack of designated on-site parking. 6. Less than the required 30 foot rear yard set back. 7. Less than the required 30 foot front yard parking set back. 8. Ground signs with less than the required 10 foot set back from property lines. Our proposal to reduce these nonconformities or lessen their impact upon adjacent properties are outlined below. 1. We will remove the most westerly curb cut on sixth street whi6h is across the street from an R-1 zone. This wil allow us to landscape a "Buffer Zone" as well as reduce the number of curb cuts on sixth street. 2. We will move the existing easterly curb cut on sixth street an additional five feet away from the street inter- section, to a distance of 15 feet from our property line which will give sufficient room to the intersection for cars at the stop sign. We will install a 36 foot drive to facilitate the entrance of our transports for delivery purposes. 3. We will install concrete curbing around the designated parking and drive areas. 4. We will install landscaped buffer strips along the north- erly property line as shown. We will install landscape areas along the eaiterly property line as shown. We will install a landscaped area along the westerly property line as shown as well as installing a six foot cedar fence along our rear property line to prevent patrons from crossing over into our neighbors back yards. 5. We will provide eight designated parking spaces as shown. An additional eight cars will be able to be "parked" at our gas islanqs, two on each side of the islands.
