Curb cuts less than 50 feet from a street intersection. <br /> <br />3~ Lack of concrete curbing around parking and drive areas. <br /> <br />4. Lack of a Landscape Buffer area between our site and the <br />R-l Zoned properties across the street and across the <br />alley. <br /> <br />5. Lack of designated on-site parking. <br /> <br />6. Less than the required 30 foot rear yard set back. <br /> <br />7. Less than the required 30 foot front yard parking set <br />back. <br /> <br />8. Ground signs with less than the required 10 foot set back <br />from property lines. <br /> <br />Our proposal to reduce these nonconformities or lessen their <br />impact upon adjacent properties are outlined below. <br /> <br />1. We will remove the most westerly curb cut on sixth street <br />whi6h is across the street from an R-1 zone. This wil <br />allow us to landscape a "Buffer Zone" as well as reduce <br />the number of curb cuts on sixth street. <br /> <br />2. We will move the existing easterly curb cut on sixth <br />street an additional five feet away from the street inter- <br />section, to a distance of 15 feet from our property line <br />which will give sufficient room to the intersection for <br />cars at the stop sign. We will install a 36 foot drive <br />to facilitate the entrance of our transports for delivery <br />purposes. <br /> <br />3. We will install concrete curbing around the designated <br />parking and drive areas. <br /> <br />4. We will install landscaped buffer strips along the north- <br />erly property line as shown. We will install landscape <br />areas along the eaiterly property line as shown. We will <br />install a landscaped area along the westerly property <br />line as shown as well as installing a six foot cedar <br />fence along our rear property line to prevent patrons <br />from crossing over into our neighbors back yards. <br /> <br />5. We will provide eight designated parking spaces as shown. <br />An additional eight cars will be able to be "parked" at <br />our gas islanqs, two on each side of the islands. <br />
