Page 4

applicant wishes to construct a 24 foot addition on the
souths ide of the existing building to accommodate a large
walk-in cooler.

2. Density/FAR:

Proposed - .15
Allowed - 1.0

3. Building Setbacks: The proposed addition would be setback 2
feet from the south property line. The B-3 district allows a
o foot setback along interior side property lines.

4. Parking Setbacks: The existing parking and drive areas
encroach into the required 30 foot setback area.

5.

Total Parking:

Proposed - 14
Required - 14 (based on 1,360 sq. ft. of
sales floor area)

6.

Stall Size:

9 x 20 - Standard
12 x 20 - Handicapped

22 feet (open)

7.

Aisle Size:

8. Total Drives: The site currently has 4 curb cuts/drives.
The applicant is proposing to reduce the number of curb
cuts/drives to 3.

9.

Drive Size:

A 36 ft. wide drive to the north and a 29
foot and 32 foot wide drive to the east.

10.

Concrete Curbing:

To be installed around all parking and drive
areas.

11. Parking Area Surface:

Bituminous

12. Exterior Storage:

None

13. Landscaping/Screening: From area residents' input and Council's
approval in 1985, the applicant is proposing a landscape
screen and privacy fence to the west, and boulevard
landscaping along the north and east of the site.

14. Impact on Surrounding Land Uses: It was determined in 1985, the
proposed screening and landscaping would reduce the impact of
the existing use.

15. Other Considerations:

Existing Type IV Nonconformities

1. More than the allowed two curb cuts (present site has four).
2. Curb cuts less than 50 feet from street intersection.
3. Lack of required landscaped 25 foot buffer area from R-l
zoned properties to north and west.
4. Lack of required on-site parking.
