I am in the process of expandIng my <br />current facility. In order to complete the addition as planned, <br />I will need this variance. <br />The property at 475 N.W. 8th Avenue was purchased in 1974 with <br />an existing 9600 square foot building ln ~lace. I ori~inally <br />planned to have the front of the new addItion even WIth the <br />front of that existing structure. However, I now realize that <br />without a variance this will be an impossibility. <br />UnquestionablYl it woufd be more aesthetically pleasing to have <br />the front of ~he buildIngs flush with one another than to have <br />them stag~ered. I am certain that you will be in agreement with <br />me regardIng this matter. <br />In addition I would like to mention that most if not all of <br />the on site non-conformities have been eliminated with the <br />exception of the off street parking area along 5th Street N.W. <br />In 1986 the City Council approved a non-conforming use permit <br />for Micom whIch allowed us to build a second story additIon. <br />They did not require us to change the parking at that time <br />because they felt the existing parking situation was better than <br />the alternative. Removal of the side parking area would force <br />sales people to park In the street, consequently creatIng an even <br />greater hazard. ' <br />Your support and cooperatIon wIth these matters wIll be greatly <br />a~preciated.
