I am in the process of expandIng my
current facility. In order to complete the addition as planned,
I will need this variance.
The property at 475 N.W. 8th Avenue was purchased in 1974 with
an existing 9600 square foot building ln ~lace. I ori~inally
planned to have the front of the new addItion even WIth the
front of that existing structure. However, I now realize that
without a variance this will be an impossibility.
UnquestionablYl it woufd be more aesthetically pleasing to have
the front of ~he buildIngs flush with one another than to have
them stag~ered. I am certain that you will be in agreement with
me regardIng this matter.
In addition I would like to mention that most if not all of
the on site non-conformities have been eliminated with the
exception of the off street parking area along 5th Street N.W.
In 1986 the City Council approved a non-conforming use permit
for Micom whIch allowed us to build a second story additIon.
They did not require us to change the parking at that time
because they felt the existing parking situation was better than
the alternative. Removal of the side parking area would force
sales people to park In the street, consequently creatIng an even
greater hazard. '
Your support and cooperatIon wIth these matters wIll be greatly
a~preciated. If you have any questions concerning the above, or
if I can be of assistance in any way, please call me. Thank you
for your consideration.

7Yt
Ed Walhof
President

PROTOTYPE . MULTILAYERS . ELECTRONIC ASSEMBLY . ARTWORK LAYOUT
