The addition and parking areas would require <br />setback variances. Also, the vacation of a portion of the 8th <br />AvenueNW right-of-way is requested. <br /> <br />STAFF COMMENTS <br /> <br />During the process of reviewing this application, staff discovered <br />the westerly 33 feet of 8th Avenue NW right-Of-way the applicant <br />wishes to vacate is the only piece of said right-of-way remaining. <br />The easterly 33 feet must have been vacated many years ago. <br /> <br />The City currently has water utility lines running beneath the <br />subject right-of-way. Also, the City is currently examining this <br />piece of right-of-way for development of a trail or walkway to the <br />southwest portion of New Brighton as part of the City's Greenway <br />Plan. Therefore, staff has indicated to the applicant the City <br />most likely would want to hold on to this right-of-way and not <br />vacate.
