<br />, Page 7 <br /> <br />STAFF COMMENTS <br /> <br />The proposed minor subdivision complies with Chapter 26 standards. The <br />proposed site plan complies with the district standards except for the <br />number of stalls proposed. Current parking standards would require 46 <br />stalls to be constructed on site. Said site would accormnodate 47 stalls <br />and still meet the required setback from the R-3B and R-2 districts, <br />however, a large amount of green space along the north property line <br />would be eliminated. Therefore, in order to avoid reducing the amount of <br />green space and to ensure an adequate amount of parking is being provided <br />on the subject site, staff would recommend the applicant enter into a <br />"proof of parking" agreement with the City. This agreement would require <br />the applicant to construct 34 stalls now, but reserve the green area to <br />the north for 12 additional stalls if needed in the future. <br />
