The <br />proposed office/warehouse building, landscaping, and paved parking <br />areas would reduce the impact of the site on adjacent land uses and <br />improve the overall appearance of the subject site. ' <br /> <br />The City is presently working with Robinson Coach to locate anew <br />site for the bus company. As of this writing, no such site has <br />been identified. Nevertheless, Midwest Bolt has expressed a desire <br />to obtain approval of the proposed site plan so the structure may <br />be constructed as soon as Robinson Coach is relocated. <br /> <br />The site plan also identifies a S,200 square foot addition which <br />may be constructed in the future along with an additional 6 parking <br />stalls. Even though the addition is shown on this plan, a separate <br />site plan review and approval process would be required prior to <br />its construction. <br /> <br />RECOMMENDATION <br /> <br />Motion to RECOMMEND APPROVAL OF LP-231, SUBJECT TO THE FOLLOWING <br />CONDITION: <br /> <br />1.
