6MYSTAR

CORPORATION

August 31, 1988

Ernie Mattila
City Planner
803 - 5th Avenue
New Brighton, MN

N.W.
55112

Dear Ernie:

Enclosed are forms filled out for the Special Use Permit and the site plan
Review Application for the 7 Plex that we wish to relocate on the piece of
land we are buying from Harland Walbon over on Foss Road. Rather than tear
the building down at our Golden Pond senior housing site, we would like to
move this building and then rent it to low to moderate income people. This
would provide much needed housing for these type of people, and I believe
cities need to address this issue more and more.

We are not planning to upgrade the present building, but to clean it up, make
it look nice, but it is meant to be for low to moderate income people and,
therefore, we have to hold our rents down. We are not planning on making this
project an eyesore, and we are planning on managing it professionally to keep
it looking nice, neat and clean just like it is now. The past owners of this
7 Plex, who were Mr. and Mrs. Leonard Hermann, along with their caretaker,
Lucille Shatto, have done a very good job at keeping this place looking good
and so will we.

I am also enclosing the Abstractors Certificate listing the property owners
within 350 feet of the new site, and I am enclosing twenty copies of a site
plan, which includes the survey and landscaping, as well as a building elev-
ation. We would like to get on the planning commission agenda for September
20, 1988, and then the city council agenda for September 27, 1988. Our plan
would be to close on our land purchase with Mr. Walbon on September 30, and
start our site work immediately thereafter at the new site. We will then
move the building after that as soon as the seven existing tenants have been
moved out of the building and properly relocated. We would hope to have this
accomplished prior to the cold weather setting in, which would be December 1,
1988, with occupancy approximately February 1, 1989.

tr/GR

Enclosures

6301 CENTRAL AVENUE NORTHEAST * FRIDLEY, MINNESOTA 55432 * 612-574-9919
