The duplex units would be <br />platted and sold separately. <br /> <br />Site Plan: <br /> <br />The two townhouse buildings would be oriented toward 10th street Nw <br />with parking provided in the rear. The two-family home would be <br />oriented toward 9th Avenue NW with driveway access from 9th Avenue. <br />The proposed site plan maintains a large vegetative stand to the <br />rear of the two-family home to serve as a screen for the single~ <br />family homes to the east. The planting screen proposed to the rear <br />of the two townhouse buildings needs to be intensified. <br /> <br />Variance: <br /> <br />Due to the odd shape of the subject site, poor soils, large <br />drainage easements, and a sanitary sewer easement bisecting the <br />subject site, an undue hardship and unique circumstance is created. <br />The proposed townhouse buildings are setback 25 feet from 9th and <br />8th Avenue NW due to the location of a sanitary sewer line and <br />easement between proposed Lots 3 and 4. The two-family home is <br />proposed to be located 25 feet from 9th Avenue NW due to a 40 foot <br />drainage easement along the east property line of proposed Lots 1 <br />and 2, and to preserve the vegetative stand separating the proposed <br />duplex and single-family homes to the east. It should be noted, <br />according to the applicant's surveyor, the existing single family <br />home to the south along the west side of 8th Avenue NW is setback <br />27 feet from the 8th Avenue right-of-way. Therefore, the encroach- <br />ment of the proposed townhouse building to within 25 feet of the <br />8th Avenue NW right-of-way would vary only slightly from <br />the established setback line. <br /> <br />Additionally, 9th Avenue NW is a curve linear street; therefore, the <br />reduced setback along this street would also be less noticeable <br />than if it were constructed in the gridiron pattern of other <br />streets in the immediate area. <br />
