<br />~ <br /> <br />~ <br /> <br />Brightwood Townhomes <br />File No. 14970-1 <br /> <br />Comments <br /> <br />This is an application for FHA Subdivision approval that would make the <br />proposed housing units eligible for federal mortgage insurance. The proposed <br />development consists of 6 townhomes and 1 double house on a 1.1-acre site <br />located at 8th Ave. and 10th St. The homes are expected to be marketed for <br />between $100,000 and $130,000. <br /> <br />The proposed development is compatible with the New Brighton Comprehensive Plan <br />reviewed by the Council, and is located in the Metropolitan Urban Service <br />Area. Most necessary and desirable residential services are accessible from <br />this site. Central sewer and water are available and metropolitan interceptor <br />and treatment capacity is adequate. Highway, park, transit, shopping, health <br />and daycare facilities are available nearby. The school district has adequate <br />capacity to accommodate the student population that may materialize as a result <br />of this proposed subdivision. <br /> <br />No negative impact on the environment or metropolitan services is anticipated <br />if the proposal is implemented. Air and vehicle traffic are not likely to <br />detrimentally affect the intended residential site use. It should be noted <br />that no grading, surface drainage or soil suitability information was provided <br />for this review. Consequently, although no problems are anticipated, any <br />related issues regarding this site were not thoroughly evaluated within the <br />scope of this review. <br /> <br />Recommendation <br /> <br />This proposal as submitted is consistent with the Council's Housing Review <br />Guidelines and the other applicable policies of the Metropolitan Development <br />Guide. <br />
