Water ana~wer services are available from existing utilities <br />along the western portion of the site. <br /> <br />Discussion: <br /> <br />As noted above, the intended use for the property is for office <br />and warehouse purposes in conjunction with a carpet business. <br />The warehouse is designed for accommodation of receiving on <br />the northern portion of the building and shipping on the southern <br />portion of the building. The applicants have indicated that it is <br />their intention that truck traffic would be one way using the <br />southern driveway for ingress, the northern driveway for exitingo <br /> <br />The landscaping shown on the site plan, indicates a 10 foot wide <br />strip of sodding on the west and east portion of the site with <br />the remaining of the rear and front yards being seeded. While <br />this landsc~pingmeets the technical requirements in terms of <br />ordinance requirements, we might suggest that additional plantings, <br />possibly shrubs, be placed within the front yard. We would note <br />that between the property line and the building, there would be <br />approximately 80 feet of front yard area. <br /> <br />We would point out that the plans apparently indicate a small <br />building; perhaps a garage,mthe northeast corner of the site. <br />The application submitted covers only the office and warehouse <br />building and, therefore, shoulc1 be pointed out to the applicant <br />that approval of any building permit for this application does <br />not con&itute approval for the building permit for the apparent <br />garage. <br /> <br />We would suggest that any recommendation approving the building <br />permit be conditioned on conformance with the site and landscape <br />plans submitted. <br /> <br />Planninq Commission Consideration & Recommendation (7-19-77): <br /> <br />Please See Attached <br />
