<br /> <br />Report #78-104 <br />April 12, 1978 <br /> <br />ew <br /> <br /> <br />Iri9hton <br /> <br />REPORT TO THE CITY COUNCIL <br /> <br />Application for Building Permit <br />LP-64 <br /> <br />PURPOSE <br /> <br />TO review site and landscape plans for proposed garage construct- <br />ion, LP-64. <br /> <br />BACKGROUND <br /> <br />Applicant: Small Engine Service <br />Richard Wickre <br />Location: 581 8th Ave. NW (see attached location map) <br /> <br />Zoninq: <br /> <br />1-2, Heavy Industrial <br /> <br />Comprehensive Plan (Draft): General Business <br /> <br />Area of Site: .54 acres - 23,456 sq. ft. <br /> <br />Size of proposed Structure: 24' x 24' = 576 sq. ft. <br /> <br />Floor Area Ratio: .1 <br /> <br />Exterior Treatment: Cedar boards <br /> <br />In August, 1977, the Council authorized a building permit for <br />this property for a 1,800 sq. ft. building that the applicant <br />proposes to use for small engine repair and retail sales. The <br />applicant has indicated that construction of this building will <br />begin in the next few weeks. <br /> <br />The present proposal is for a garage to be located toward the <br />rear of the property. The applicant has indicated that the <br />garage would be used for storage and for parking vehicles. <br /> <br />The plans presented are complete and contain all required <br />information, and are the ~ame plans presented when the Council <br />approved the previous building permit. <br /> <br />All code requirements are met by the application. <br /> <br />Issued by City Manager <br />
