September 14, 1979 <br />APPLICATION FOR BUILDING PERMIT LP-78 <br />BERGER TRANSFER & STORAGE, INC. <br />PURPOSE <br />To consider,.an application for a .building permit to construct only <br />part of -a building that was previously approved by, the City. <br />BACKGROUND <br />APPLICANT: Berger Transfer & ,Storage Inc. <br />LOCATION: Generally east of 9th Avenue S.W., north <br />of 3rd Street S.W. and West of Old Highway <br />#8. <br />ZONING: I-2, Heavy Industrial <br />PREVIOUS COUNCIL ACTION: <br />The City Council approved LP-78 and VN-200 <br />.and authorized administrative authority to <br />issue a building permit at its regular <br />meeting January 23, 1979. <br />At its regular meeting June 12, 1979 the <br />Council granted the applicant a 90 day <br />extension,on building permit, LP-78. <br />The applicant requested that the Building Inspector issue a building <br />permit for the construction of the southwestern portion for the <br />proposed warehouse building. Since the Council had approved the <br />issuance of.a permit for the entire proposal. and not for certain <br />parts to be build separately the Planning Commission and Council <br />must re-examine LP-78. <br />The applicant has indicated that the firm intends on constructing the <br />entire project but wants to do the construction in stages. Staff <br />therefore recommends that each stage be considered separately. The <br />applicant presently wishes to construct the southwest 49,882 square <br />feet of the warehouse building. As indicated by the plans submitted <br />the applicant under this request will be completing the landscaping <br />and site work depicted on the plans. <br />Staff contends that those areas proposed for future buildings be <br />sodded. In addition, it would improve the site if areas not being <br />initially used by the applicant also be lanscaped rather than the <br />proposed bituminous paving. This would initially off-set the large <br />area proposed for paving. <br />STAFF RECOMMENDATION <br />Staff recommends that the Board recommend approval of Phase I of <br />LP-78 by simple motion contingent on the landscaping of the areas <br />proposed for future buildings and of those.areas not initially used <br />by the applicant. <br />Z&An M.
